Selling Your Huntington Beach Home

A practical guide for Huntington Beach homeowners from Rob Haddad, Realtor with Realty ONE Group West: how pricing, preparation and property type affect your sale, what matters in 92648, and what I handle personally from listing to closing.

HOW I HELP HUNTINGTON BEACH SELLERS

What I Do for Huntington Beach Homeowners

I help Huntington Beach homeowners decide whether and how to sell, prepare the home, price it from the right comparable sales, launch it, and negotiate through closing. You work with me directly the whole way.

I help sell detached single-family homes, condos, townhomes, small multifamily and investment property, including homes with tenants in place. My career background in residential, multifamily and investment real estate in California and Arizona means I’m used to properties where the numbers and the logistics both matter.

If you’re weighing a sale, the first step is a no-cost consultation: a walk-through or call, a review of comparable sales, a preparation list and an estimate of your net proceeds.

PRICING & COMPARABLE SALES

Closed sales show what buyers and appraisers actually accepted. I choose recent sales that match your home on type, size, bedrooms and baths, lot, condition and location, then adjust for differences such as distance to the beach, views, upgrades, parking and yard. Active and pending listings show your competition. I walk you through every comp so the price makes sense to you.

PREPARATION THAT PAYS

Not every fix pays for itself. With renovation experience from more than 50 flips over my career, I help you decide what to repair, what to refresh and what to leave alone, and I’ll tell you when a project is unlikely to come back in the sale price. Common priorities are paint, flooring, landscaping, lighting and anything an inspector is likely to flag.

HOUSES, CONDOS & TOWNHOMES

Detached houses are usually valued on lot, location, condition and layout. For condos and townhomes, buyers and lenders also weigh HOA dues and what they cover, the association’s reserves and rules, parking, shared walls and any special assessments. Comparable sales should come from the same complex or very similar ones whenever possible.

SELLING IN 92648

What Matters When Your Home Is in 92648

The 92648 ZIP code includes Downtown Huntington Beach around Main Street and the pier, the Pacific City area along Pacific Coast Highway, the Seacliff and Holly-Seacliff neighborhoods, and the area around Huntington Central Park and the Central Library on Talbert Avenue.

Homes here range from downtown condos and townhomes to detached houses in established tracts and newer planned communities. That means the right comparables depend on exactly where and what your home is: a condo near Main Street and a detached home near Central Park are different markets even in the same ZIP. ZIP code lines don’t always match neighborhood names, so I choose comps by location and property type, not ZIP alone.

I don’t publish market statistics here because they change quickly. Ask me for a current, dated report on your neighborhood, or sign up for my monthly market report.

HOA & PROPERTY DOCUMENTS

If your home is in an HOA, California requires you to give buyers the association’s governing documents, budget, reserve information and related disclosures, so it helps to request them early. Also gather permits for past work, any solar lease or loan paperwork, and notes on known issues for your disclosures.

SALE PRICE VS. NET PROCEEDS

Your sale price is what the buyer pays. Your net proceeds are what you keep after your mortgage payoff and selling costs such as commissions, escrow and title fees, transfer taxes, HOA fees, credits and repairs. Try my net sheet for a rough estimate, then ask me for a detailed one.

MY ROLE IN YOUR SALE

I handle the walk-through, pricing analysis, preparation plan and net proceeds estimate; plan the launch and marketing; collect showing feedback; review and negotiate every offer with you; and manage inspections, appraisal and escrow through closing. My career totals come from California and Arizona, not only Huntington Beach.

QUESTIONS SELLERS ASK

Huntington Beach Seller FAQ

How do you decide on a list price?

From recent closed sales that match your home, adjusted for differences, and checked against the active and pending competition. You see every comparable and the reasoning behind the number.

Should I renovate before I sell?

Usually not a full renovation. Most sellers get more from targeted repairs and cosmetic refreshes. I’ll give you a prioritized list and be honest about which items are unlikely to pay for themselves.

What will I actually walk away with?

Your sale price minus your loan payoff and selling costs. My net sheet gives a rough estimate; I’ll prepare a detailed one for your home and again for each offer.

Does it matter whether I own a condo, townhome or house?

Yes. Condo and townhome buyers look closely at HOA dues, reserves, rules and assessments, and lenders review the association too. Comparables should come from the same or very similar communities.

Do you only work in 92648?

No. 92648 is a focus, and I help sellers throughout Huntington Beach and across Orange County.

What does a consultation include, and what does it cost?

A walk-through or call, a review of comparable sales, a preparation list and a net proceeds estimate. There is no cost and no obligation to list.
